In a Fruitvale Craftsman (94601) we installed a Lennox mini-split heat pump with fresh-air ventilation to address summer heat without ducts, preserving the original floor furnace for winter. The homeowner had tried window ACs, but they only cooled one room and worsened indoor air quality by pulling in moldy crawl-space air. For hill properties, we size ERVs to the actual air changes per hour, not the builder’s guess.
Dehumidifier Install
Oakland’s marine-layer influence means year-round humidity that accelerates coil corrosion and mold growth inside the few ducted systems that do exist. A whole-house dehumidifier tied to your central system, or a dedicated unit for a damp crawl space, protects the equipment and the air you breathe. We size by grains of moisture, not square footage. UV Air Purifier
